How valet trash works

Four steps. Repeated every night.

The routine your residents will memorize in a week, and the part of the day they'll quietly thank you for.

  1. 1

    Resident sets the bin out

Tied bags go into the provided bin at the front door between 6 PM and 8 PM. No dragging trash to the compactor in the dark.

  2. 2

    Uniformed porter walks the route

Our crew arrives in branded gear at 8 PM, six nights a week, walks every floor, and collects from every unit on the list, no skips.

  3. 3

    Hauled to the compactor

Sealed leak-proof carts move the load straight to your compactor or dumpster. Lids closed, area swept, hallway left like we were never there.

  4. 4

    Management gets the wrap-up

You get a same-night message confirming the route ran clean, plus a heads-up on any missed sets, bulky items, or hallway issues we spotted.

Why communities switch to us

Quiet halls. Happier residents. Calmer Mondays.

Two sides of the same service, what your team gets, and what your residents feel.

For Property Managers

Add a real amenity. Lose a real headache.

  • Pass-through amenity. Turn nightly pickup into a line item that lifts NOI instead of cutting into it.
  • One point of contact. Owner answers her own phone. No call center, no ticket queue, no "let me escalate that."
  • Cleaner curb appeal. No more hallway bags, blown-out compactor areas, or 7 AM resident complaints in your inbox.
  • Simple, flat-rate contracts. Per-door pricing in writing. No surprise fuel surcharges or holiday upcharges.
  • Easy switch from your current vendor. We've onboarded mid-contract before. Bin swap, resident notice, and a clean first-night route.
For Residents

Open the door. Set it down. Done.

  • Safer evenings. No walk to a dim compactor, no parking-lot detour with a leaking bag at 10 PM.
  • Nothing in the car. Trash never rides shotgun. No spills, no smell, no stained seats.
  • Recycling, made easy. Optional curbside recycling night so doing the right thing doesn't take a special trip.
  • Back five minutes of your night. Multiply by 30, that's two and a half hours a month not spent on trash.
  • Real-time updates. Holiday schedule changes, weather delays, and route notes go out via text, not buried in a portal.

What Orlando says about us.

Real people. Real jobs. The kind of follow-through that earns repeat calls.

★★★★★

Johnathan and his assistant worked very hard and efficiently. They answered promptly, and rescued us at a time where we had no way to dispose of all the old furniture at the last minute. He confirmed with me on my request that morning and were beyond punctual and affordable. I definitely recommend this company for any of your junk removal needs! 5 stars!

I hired TrashTime to remove some leftover construction debris from my property. Since I didn't have a large amount to dispose of, they kindly adjusted the price, and we scheduled a pickup time. On the agreed date, they arrived right on time, efficiently collected everything, and left, just as promised. Very satisfied with their professionalism and reliability!

Second time using this service and they are quick to respond, show up on time, and always take my junk! Sounds simple, but that's what makes me a return customer again and again.

Amazing service! Booked late last night, responded quickly, and was even here before the scheduled time. Quick service, very polite, and overall an exceptional experience.

Questions we get every week

Property manager FAQ.

If something here is unclear or you don't see your question, text the owner. Real answers, same day.

How fast can we get started after signing?
Most communities are running a live route within 7-10 days. That covers bin delivery to every door, a resident-facing welcome notice on your letterhead, and a first-night ride-along with the porter so management knows exactly what the service looks like in your hallways.
Are you actually insured? Can we see the COI?
Yes. We carry general liability and workers' comp, and we'll have a COI sent directly from our agent to your office, with your community listed as an additional insured if your standard contract requires it.
What happens on rainy or holiday nights?
We run six nights a week, holidays included, in everything except active lightning. If we ever have to pause for safety, residents and management get a text before 6 PM, and the route doubles up the next night with no extra charge.
Do you switch communities mid-contract?
Often. We've taken over from national vendors when service quality slipped. We handle the bin swap, draft the resident notice, and time the first night so there's no gap in coverage.
What does a porter actually handle on the route?
Bagged household trash and small cardboard out of the supplied bins, plus tidying the compactor pad after dump-off. We flag bulk items (mattresses, furniture, appliances) the next morning so management can decide on a junk-removal add-on instead of leaving them in a breezeway.
How does pricing work?
Flat per-door rate, billed monthly. No fuel surcharges, no holiday upcharges, no "after-hours" line items. Junk removal is quoted separately by photo so there are no surprises on the invoice.
Can you handle recycling pickup too?
Yes, as an optional add-on night. We collect commingled recyclables in a separate cart so the load actually makes it to the recycling stream, not the compactor.
